Insurance protection for renters

Renters As a renter, your primary financial interest is tied mostly to your personal possessions. If a burst pipe floods the basement, or an accident starts a kitchen fire, your possessions may be damaged or ruined.

What many renters do not know is that a landlord's insurance does not cover you. He has no obligation to replace or repair your belongings, even though his insurance may cover the damage to his building.

What's included with renter's insurance?

1. Personal property

If there is a covered loss, we pay you for the actual cash value (the market value) of your possessions. However, you can upgrade the protection so that we replace it with a comparable item (replacement cost coverage). Either program pays up to the policy limit.

You are protected for specific causes of loss called the "named perils." This includes fire, lighting, wind, hail, explosion, smoke, freezing, weight of ice or snow, falling objects, vandalism, and theft due to a forced entry, plus others. Your policy will pay up to its limits if one of these perils is the cause.

2. Personal liability

If a guest is injured while in your home, or if you accidentally injure someone or damage property away from your home, you may be liable. Renters insurance provides you with protection, plus legal defense.

For smaller injuries, the medical payments provision covers a trip to the doctor or the emergency room, up to $1,000 per person or $25,000 total per accident.

3. Living expenses

If you are forced out of your home because of a covered peril, renters insurance provides for the extra out-of-pocket lodging and meal expenses until you can move back in or relocate.

With renters insurance, you select the policy's coverage limits.

First, pick a coverage amount for your personal belongings. $10,000 is the base, but you can increase it to $50,000.

Second, select a coverage level for your liability protection. $25,000 is included, but you can increase that to $50,000 or $100,000.

Third, the deductible is that portion of the loss that you pay out-of-pocket before the policy pays.. $250 is the base, but you can increase it to $500 or $1,000, either of which lowers the policy's cost.

Special limits

Although you select a limit for your personal belongings as a whole, the renters policy specifies caps for certain items.

  • Cash, coins, gift cards – $200
  • Deeds and financial documents – $1,500
  • Jewelry, gems, watches – $2,500
  • Silverware or goldware – $2,500
  • Firearms – $2,500
  • Portable electronics run in a vehicle – $1,500
  • Business property on premises – $2,500
  • Business property off premises – $500
  • Trailer – $1,500
  • Watercraft – $1,500

Option 1 – Monthly payments

Many customers want the convenience of monthly automated bill payments. With EZPay, a withdrawal is made from a bank account you specify, or charged to your credit card. We let you pick the date of the month for the payment (1 to 28). Once EZPay begins, we will stop mailing invoices.

Option 2 – Annual payment

Understanding your policy

Flood insurance is not covered by most property insurance

Flood insurance is not just for those of living on the coast, or close to a river, stream or lake.

  • Homes in Vermont and upstate New York were flooded by rain from Hurricane Irene in 2011.
  • 30,000 square miles of the Midwest were flooded by the Mississippi and Missouri rivers in 1993.
  • Flash floods affect every neighborhood, even desert cities such as Las Vegas.
  • Your chances are 1 in 4 of experiencing flood damage during the course of a 30 year mortgage.

It seems like what used to be a hundred-year flood happens every other year. Today, flood insurance has become an essential component of your insurance coverage. However, nearly all property insurance policies, regardless of the carrier, exclude flood as a cause of loss for a property claim or personal property claim.

So how do you protect your home and belongings? You purchase flood insurance from an agent authorized to sell the National Flood Insurance Program (NFIP). Depending on where you live, your mortgage may require you to purchase flood insurance

Help with the to do's

When it’s too late to insulate, try these tricks to avoid frozen pipes.

Use the hair dryer. Freezing pipes can be warmed by moving a hair dryer across the pipe, but do not hold the nozzle in one place for long.

Empty your closets. Some water pipes may run in the wall behind a closet. A full closet and closed door effectively block heat from the living areas penetrating the wall into the pipes.

Open cabinet doors. This lets warm air circulate to the water lines under the faucet.

Shut off the water. If there is no heat due to a power outage, shut off the supply line. If traveling during the winter, even for a day or two, shut off the main. By the way, a shut off is of no use if can’t be turned. Test it.

Get up at night. Periodically run the faucets and flush the commode to move standing water in both the inbound and outbound pipes.

Trickle the faucet. Because moving water is less likely to freeze, as a last resort, let the water run just a trickle overnight.

These ideas might save you a 3 a.m. emergency phone call to your landlord.

Staying safe

Deep frying a turkey? Remember that oil and water don't mix

Thaw and dry the bird. Adding a partly frozen or wet bird to hot oil will cause spattering or a spill, possibly causing a severe burn or even a fire.

Don't overfill the oil. Because hot oil reacts like gasoline when it hits an open flame, do not over fill the tank, make sure the fryer is level, and slowly lower the turkey into the oil.

Get out your fire extinguisher. If there is a fire, don’t use the garden hose because water just makes an oil fire worse.

Give yourself some room. Setting up away from the house or garage provides a measure of safety. A covered patio or deck are not safe locations.

Never leave the fryer unattended. Oil stays hot a long time, so just because the heat source is off does not mean trouble can’t occur. Send the kids and pets elsewhere.

Read the manufacturer's instructions. Yes, it’s boring, but it could save your house.
