    Comprehensive coverage
    Casualty insurance has three components: liability, collision, and comprehensive. The comprehensive portion of the policy protects your vehicle from physical damage caused by anything other than a collision, such as fire, windstorm or vandalism. Theft is also a comprehensive coverage.

    Stated value
    In the event of a total loss, the insurance company will establish a value for the damage. Stated value coverage defines the value of the insured property in the policy. In the event of a total loss, the amount listed is the amount page. That avoids any depreciation.

    Liability
    In property insurance, liability coverage protects you against claims for bodily injury to someone or damage to the property of someone resulting from your negligence, such as slip-and-fall.

Other mobile home insurance options

  • If a comprehensive package of protection is more than you need, we can mix and match coverage. If you only want physical damage coverage to the structure, but not for your personal property, we can do that. We can also exclude liability. Your agent will work with you to be sure that the coverage mix you select truly meets your needs, and that you understand what coverage is excluded from your policy.

This program can be endorsed to protect the home when used as a seasonal home or rental property.

What's included?

Comprehensive protection

Your policy covers any cause of loss (fire, lighting, wind, hail, explosion, burst water pipes, and so on) unless that cause is specifically excluded in the policy documents. This kind of coverage is sometimes referred to as "special form" coverage.

Stated value loss settlement

For a total loss, we settle at the stated value of your home which is listed on your policy. There is no depreciation deduction. For a partial loss, we pay the actual cash value of the loss, but you can upgrade that to a replacement cost valuation.

Personal property

Your belongings are protected on an actual cash value basis, but you can upgrade the policy to a replacement cost valuation.

Personal liability

If someone is injured in your home, or if you accidentally injure someone or damage property away from your home, you may be liable.

Additional living expenses

If a covered peril causes sufficient damage that you need to move out, we cover the extra living expenses until repairs are complete or you find a new home.

Additional mobile home coverage

  • Reasonable expenses for emergency repairs, such as covering a roof after a storm

Breakdown protection expands your mobile home coverage

Today's homes include expensive appliances and integrated technology systems. The unexpected repair or replacement expense can be a real financial blow. Unfortunately, a typical insurance policy excludes failure due to mechanical or electrical breakdown.

American Modern's Breakdown Protection coverage fills that gap, covering the sudden and accidental breakdown of electrical and mechanical systems, those built into the home and others purchased later:

  • Central heating and A/C
  • Large appliances
  • Well or sump pump
  • TV and electronics
  • Electrical panel
  • Computer

What are the benefits?

More losses are covered

A typical insurance policy does not cover mechanical or electrical breakdown. This endorsement fills in that policy gap, and eliminates the need for a separate warranty.

It's simple

With one company insuring both the home structure and the equipment covered by the endorsement, claim filing is easier.

Cost is very low

The cost of the endorsement is far lower than a separate home warranty or service contract.

Extra protection

If covered repairs force your family to temporarily relocate, the policy provides extra expense benefits. Food spoilage and pollutant cleanup are included, too.

Builder's risk

Essential for homes just bought from a dealer, and required by some lenders, this endorsement protects your home during the time between loan closing and occupancy.

Earthquake

This hard-to-find coverage is available in nearly all states.

Identity theft recovery

Identity theft is a growing problem with real harm being done to a person's credit report. This special option provides professional assistance and up to $15,000 in expense reimbursement.

Many customers want the convenience of monthly automated bill payments. With EZPay, a withdrawal is made from a bank account you specify, or charged to your credit card. We let you pick the date of the month for the payment (1 to 28). Once EZPay begins, we will stop mailing invoices.

Understanding your policy

What insurance provision covers stolen installed items, like copper pipes?

Both theft and burglary endorsements cover stolen property, whether its copper piping, permanently attached items (ex. heat pump or appliances), or personal effects.

But the two types of coverage differ as to how the thief entered the house.

  • A theft endorsement applies whether someone enters through an unlocked garage or kicks in the side door.
  • A burglary endorsement – although a type of theft coverage – only applies if forced entry leaves signs of visible damage, such as a broken window. If items are stolen without signs of forced entry, a burglary claim will be accepted.

So what happens if there is a break-in but nothing is actually stolen? Vandalism coverage protects the policyholder if a would-be thief ruins the drywall or cabinets but does not manage to cut out the pipes or steal the heat pump.

When you purchase insurance coverage for your home or property – particularly for more vulnerable vacant homes – be sure to ask your agent whether the policy covers theft or burglary, or both. And ask about vandalism, too.

Tie-downs help keep your home safe in a windstorm.

If your mobile home is not tied down, it could get rolled or flipped in a tornado or severe windstorm. That's why tie-downs are commonly required on all new manufactured homes.

What are tie-downs? They're a simple system of heavy-duty straps and galvanized steel anchors that secure the home to the ground. As long as they are properly installed and maintained, they will last for a long time.

Whether your home is old or new, make sure it's tied down. Here are some important safety tips:

  • Weather conditions vary. Contact your local building department to find out how many tie-downs are necessary for your home.
  • If you have an older home, make sure the straps don't become loose. This can result from a home sinking over time. It may need to be re-leveled to correct the tension on straps.
  • Replace straps and anchors that show signs of corrosion or damage.
  • Be sure your turnbuckles (devices to adjust the tension and length of straps) have welded eyes or forged eyes – not hooks.
  • Make sure straps are not kinked or bent.
  • Use radius clips to protect straps at sharp edges.
  • Make sure anchors are installed to full depth.

Staying safe

Experts recommend a new last-resort option to survive a tornado.

American Modern's home office is just a short drive from communities in Ohio and Kentucky badly damaged by 12 tornadoes. In watching the news reports, we came across two interesting safety reminders of value to your customers.

An article in USA Today details the critical importance of tie down straps for mobile homes. Although these are commonly required on new homes, older homes with straps should have them inspected, and if necessary, replaced.

In grade school we learned that if you were caught outside in a storm to get out of your car and lay in a ditch. However, in 2009 the Red Cross changed that recommendation because ditches fill up in a flash flood and also tend to trap debris. Instead, if you cannot reach a basement shelter, stay in the car, with the seat belt fastened, crouch below the windows, and cover yourself with a blanket or jacket.

Donald Locasto, MD, director of the EMS division in the University of Cincinnati Department of Emergency Medicine, explained that car construction has improved in recent years so that it is better able to withstand flying debris. He even suggests letting the car run so that the air bags have power to activate in case the car is seriously impacted.

The best place to ride out a violent storm is a basement shelter, followed by the interior of a well-built structure. But if you are suddenly forced to choose among less safe options, the experts tell us to look for the best available option. It may well be the car.
