| Tip 59: Manufactured Homeowners Declarations Pages will now show Replacement Cost in the Dwelling Section; Eliminating headaches for you later. |
In an effort to clarify what types of coverages are provided by our Manufactured Homeowners policies, we will begin to list Replacement Cost in the Dwelling Section of our Declarations Page starting February 1, 2005 for both new and renewal business. (When Replacement Cost for Partial Losses Coverage -"add-on 54"- is purchased.) This change will enable lenders to more easily interpret the policy coverage and eliminate the chance of unnecessary confusion.
The Change May Be Small, but the Benefits Are Big
- Lenders expect to see Replacement Cost listed in the Dwelling Section of a Declarations Page. The more familiar the lender is with the declarations page, the less likely they will have questions later.
- Your retention efforts will be greatly assisted by this change. The customer will experience less stress and confusion during the time they are insured, which translates to a greater chance for renewal.
- Your time spent on customer care needs will be reduced. You certainly won't be making or receiving as many phone calls on this issue, plus you'll avoid having to duplicate time-consuming activities.

The Dwelling coverage section of the Declarations Page will now look like this (only when Replacement Cost for Partial Losses Coverage -"add-on 54" - is purchased):
Section Item Coverage
1 Dwelling Comprehensive Replacement Cost
In addition, we will print a footnote at the bottom of the Coverage section stating:
*** Replacement Cost Loss Settlement Subject to the Dwelling Limit.
When an insured does NOT purchase Replacement Cost for Partial Losses Coverage, the Dwelling Coverage section will read:
